Green Building Specialists is a woman-owned, Hudson Valley based company whose staff has conducted many home performance assessments, in addition to having years of experience in real estate, landscaping, land management, and even teaching. We can offer a more comprehensive perspective than just a number from a device. We pride ourselves on making the data we collect understandable to our clients. Our varied experience helps make happen.

Green Building Specialists works for you, not for an HVAC or insulation installer or any other company. We aren't "selling" you anything other than objective and practical information and recommendations to make your house perform better. We treat your "house as a system," not just individual parts. 

Our Story

Green Building Specialists was founded by Owner and Operator Marcy Cleveland as a natural extension of her work as a Green-focused Realtor. For the past few years, Marcy has been building her real estate brand, Hudson Valley Green Homes at Keller Williams Realty, by focusing on buyers / sellers who are interested in more sustainable housing options. Many of Marcy's buyer clients come to her seeking an energy efficient home that is more comfortable, healthier, and less expensive to operate than older, conventionally built homes. While working with these clients, Marcy quickly realized she was taking on the role of energy consultant and that getting formally certified as a building analyst was the next logical step for her career. Marcy did exactly that and soon after, she created Green Building Specialists to make sure we can continue helping her clients (and others) long after the real estate transaction is done.


Green Building Specialists is here to help you identify your building's energy efficiency opportunities for improvement. We're also here to do our part as New York state strives to meet its Climate Action goals as defined in our CLCPA (Climate Leadership and Citizens Protection Act). Heating our buildings and our hot water with fossil fuels accounts for 32% of the greenhouse gases produced in New York State. Decarbonization and electrification of our buildings is one way to lower our state's carbon footprint. Getting a home performance assessment is the first step in that process and Green Building Specialists is ready to help.

Marcy Cleveland

Owner & Operator

Principal Energy Assessor

Marcy is a BPI Building Analyst and Envelope Professional in addition to being a NAR (National Association of Realtors) Green Designee and Earth Advantage Broker. She is also a Department of Energy Home Energy Score (HES) Assessor and has completed the Earth Advantage Sustainable Home Professional certification course. Marcy holds a Bachelor's Degree in Liberal Arts from Regents College. 


Leading by example is super important for Marcy. Since 2020, she has steadily been making energy efficiency upgrades to her home including weatherization work, air source heat pump conversion, heat pump water heater, and solar panel installation. She now has a fully electric home! She is a proud owner of an electric vehicle, a Kia Niro fondly known as the HVGreen Machine. "If you're going to talk the talk, you have to walk the walk. Having personally done all these projects is going to help me better help the next person looking to do the same." 


Marcy is a member of the Building Performance Association, the Green Home Institute, the Northeast Sustainable Energy Association, and the Pine Bush Area Chamber of Commerce. She is a Climate Reality Leader, organizer of Repair Café Pine Bush, and a volunteer for Habitat of Humanity of Greater Newburgh. She also serves on the Board for Mid-Hudson Energy Transition, a non-profit, Community Choice Aggregate (CCA) administrator working on an equitable, clean energy transition for the City of Kingston. Marcy is an advocate for consumer outreach and frequently presents at local engagements about the importance of creating healthier and more climate resilient homes. 


When asked about her background, Marcy often jokes, "I've led a bit of a 007 life." In her younger years, she was a professional ballet dancer with Houston Ballet, a FAA certified pilot and airplane owner, FAA aircraft dispatcher, and senior customer experience manager for a major retailer. More recently, Marcy has been a dance instructor, owner / operator of a drone photography service, and of course, a Green Realtor. She still enjoys dancing when time permits. "It's the one thing that truly makes my soul happy." 

Jeff Luoma

Energy Assessor and Consultant

Jeff is a BPI Building Analyst and Envelope Professional and has also held BPI Quality Control Inspector and RESNET Home Energy Rating System Rater certifications. He has worked as "boots on the ground" and "kneepads in the attic" in many roles such as weatherization team member, crew chief, and lead auditor. Jeff is conversationally fluent in Spanish.


Over the past 10 years, Jeff has conducted hundreds of audits around New York state in houses ranging from humble mobile homes to mansions. He has worked with NYSERDA's low to moderate income programs and has been involved in all aspects of home energy improvement projects from start to finish. For several years, Jeff managed the Environment and Energy Program at Cornell Cooperative Extension. He is a heat pump advocate as New York transitions off of fossil fuel for home heating and is part of a Market Transformation team researching technologies and programs to assist the northern states in their efforts to decarbonize and electrify.


Jeff hails from an environmental background. He has a degree in Conservation Biology from Wittenberg University and a Master of Natural Resources and Forestry from Yale University. As a Peace Corps Volunteer in Panama, he helped rural villagers establish tree farms for wood and fruit, improve farming techniques, and construct fish ponds, latrines, and more efficient wood stoves. Through the years, Jeff has taught environmental classes at the Pacific Science Center in Seattle, onboard the Schooner Adventuress in Puget Sound, at Glen Helen Outdoor Education Center in Yellow Springs, Ohio, and at North Country School in Lake Placid.


Jeff is an avid Latin and West Coast Swing dancer and percussionist with the Pine Bush Community Band. He also enjoys keeping up with the circus skills he learned in his youth while touring as a member of the Royal Lichtenstein Circus. Jeff is currently using his building science knowledge to complete a deep energy retrofit on his 1968 ranch home.
